Peter Armitage, Managing Director of CLC Group Limited commented: “By not taking the entire profit share we were entitled to, we have enabled a project to go ahead, which would have otherwise not been possible. Whilst it may seem strange that a contractor would want to do this, we believe that this results in a win/win situation for everyone – residents, Caradon DC and ourselves. This is what partnering is all about; working together in a long term relationship and not just focusing on short term gain.”
CLC has been carrying out a three year partnering contract for kitchen and bathroom renewals and cyclical redecorations works. The works were carried out on a ‘target cost basis’, with any savings made on the target basis shared equally between CLC Contractors and Caradon DC. CLC managed to reduce the costs of the projects by £320,000, resulting in a saving of £160,000 to Caradon and an additional entitlement of £160,000 to CLC.
CLC decided to claim only 50% of the additional payment, releasing a further £80,000 to be utilised by Caradon into a community project which would not have otherwise taken place.
Caradon DC will use the funds to refurbish twenty single room bedsits, at Westdown Court, Looe, Cornwall. The flats will be made into rented living accommodation that will be made available to local residents in the area. The Westdown Courts project will provide an estimated ten newly refurbished flats for local residents.
Caradon District Council and CLC Contractors has worked in partnership since 2005, when the Council decided to procure planned maintenance to 3600 of its housing stock, to come inline with the Decent Homes Standard.
The Westdown Court project is due to start in January 2009 and will take approximately eight months to complete.
