One of the major trends coming out of the recent National Association of Homebuilders annual conference in Orlando is the move away from the McMansions of recent years to smaller, more efficient homes. Triad homebuilder Tradition Homes is on the forefront of this trend.

“We are finding that many home buyers are saying they don’t need separate living and dining rooms, ” says J. Gary Hill, vice president of sales and marketing at Tradition Homes. “Families are looking for a great room that offers an eating area and a nice family room in a combined setting. They are downsizing their square footage requirements and becoming more frugal in terms of size. Our homes range from 1,200 to 3,000 square feet which is right in line with recent national trends.”

Tradition Homes is unique in the Triad in that all its homes are Energy Star Label Certified. To earn the Energy Star, a home must meet guidelines for energy efficiency set by the U.S. Environmental Protection Agency. These homes are at least 15% more energy efficient than homes built to the 2004 International Residential Code (IRC), and include additional energy-saving features that typically make them as much as 20–30% more efficient than standard homes.

During the past two years, Tradition Homes has purchased home sites in many unfinished neighborhoods throughout the Triad. This benefits neighborhoods that would otherwise have remained only partially finished when the previous builder pulled out.

Another trend to emerge from this year’s homebuilder’s show centers on financing. Today’s consumers now expect total disclosure with regards to pricing. Builders nationwide now must offer added value to their customers in order to build buyer confidence through accountability and transparency. Tradition Homes does this by helping buyers explore all financial options such as assistance with closing costs, first time home buyer discounts, federal grants and down payment assistance.

“We educate the homeowner from the first meeting until well after they are in their new home, ” says Hill. “We talk through all the financial options and walk them through the building process. After the home is built, we teach them how to take care of it, including getting the most efficiency out of the home’s systems, and simple things like how to turn the water main off. We even check on them after they are settled in to make sure all is going well. In today’s competitive environment, we strive to always be a cut above.”
