An important adjunct of value and assessment of risk is the unseen impact of environmental conditions. EPA assessments are performed to evaluate the subject property for environmental issues that could potentially impact the value, sale, refinance, or development of the site. If needed, further studies are recommended where recognized environmental conditions are found. EPA assessments occur in two phases: phase 1 is used as the primary tool in assessing environmental conditions which may impact value and lender risk, and phase 2 provides an in-depth analysis which may include groundwater and soil sampling.
