CFS, LLC (CFS) today submitted a Conditional Use Permit application with Bayfield County to build a private airport planned for the top of the ridge of its 380-acre parcel of land in the Town of Russell. The development called Waypoint would lead with the construction of a private airstrip and hangars. Earlier this month, CFS, LLC, filed a full Water Quality Certification application for the project with the Wisconsin Department of Natural Resources (DNR) and the Army Corps of Engineers (ACOE). The revised plan reflects months of work with the DNR and ACOE to restore the wetlands, reduce noise, preserve the natural ridgeline and minimize overall impact on the land.
The proposed airport is designed for GPS landing of private aircraft by home, hangar and landowners of Waypoint. The proposed runway is reduced in length by more than 800 feet since the original plans to minimize the clearing area while still maintaining safe landing and takeoffs.
CFS is awaiting its Federal Aviation Administration (FAA) certificate for the private airport, expected to accommodate 10 aircraft take offs and landing weekly. This is significantly less than the activity of the Madeline Island Airport in La Pointe, which averages 22 operations daily, or John F Kennedy Memorial Airport in Ashland that averages 36 operations daily.
The proposed runway at the top of the natural ridgeline serves to greatly reduce noise, and traffic patterns will follow friendly neighbor flying practices. Moreover, the proposed location has minimized the overall footprint and serves to protect the wetlands and adjacent property including Pike’s Creek.
The Waypoint airport (waypoint46n.com) is part of a master site plan for a residential community developed by CFS over the past three years. Through a process of refining the vision, listening to local concerns and effectively addressing environmental challenges, a sustainable development has emerged. Waypoint seeks to provide an inspiring and safe access to the Bayfield area, bringing new semi-permanent residents, and supporting sustained economic development through new real estate taxes and local spending.
CFS, LLC will preserve more than half of the 380 total acres as designated wetlands and open space, including natural preserved areas, trails, equestrian use and agriculture. While the maximum number of homes allowed on the Waypoint property under current zoning is 284, CFS plans to develop fewer than 100 residences over the course of several phases. Hangars and hanger homes will be situated along the runway, while single-family residences will be built in phases, built into the context of the natural landscape, ledges and views.
