Grubb & Ellis|Thomas Linderman Graham, a leading Triangle real estate services firm, announced today that Shane Bull, real estate advisor, recently assisted in brokering a 2,466-square-foot space for RadioShack at Eastgate Shopping Center in Chapel Hill. Chapel Hill’s second RadioShack opened on September 12 and is managed by Harold Ellis. Stuart Biel of Federal Realty Corporation represented the landlord.
Operating from convenient neighborhood and mall locations, RadioShack has approximately 4,400 company-operated stores, 1,400 dealer outlets, and nearly 700 wireless phone kiosks throughout the United States. Bull, along with Amy Watkins of Grubb & Ellis|Thomas Linderman Graham, worked with Bill Snyder, RadioShack’s director of leasing, in securing the location at 1800 E. Franklin Street, #11B. Snyder picked up RadioShack’s North Carolina market in 2008 and has been pleased with his relationship with Bull.

Eastgate Shopping Center is located in Orange County, at the intersection of East Franklin Street and Route 15-501 Bypass in Chapel Hill. The property has a total of 153,000 square feet and includes SteinMart, Rite Aid, Massage Envy, Chicos, Talbots, Trader Joe's, EVOS and Great Outdoor Provision Company. Bull explains that RadioShack was previously in Eastgate Shopping Center, but closed after the center’s renovation when the economics were no longer practical.
“When RadioShack wanted to reopen in the area, we reviewed and analyzed many other locations in Chapel Hill,” explains Bull. “Our research kept leading us back to Eastgate Shopping Center. We always liked this location so when it economically made sense again, this was a site we strongly considered and recommended.”
Bull and Watkins conducted extensive property research and location analysis for RadioShack in order to meet their requirements. They also provided thorough market segmentation and demographic reports analyzing customer reach and target audience base, provided a windshield tour of the area, and assisted in Letter of Intent negotiations, as well as renegogiating the store’s lease terms.
